Apply Now →Sienna, formerly known as Sienna Plantation, is a census-designated place and master-planned community in Fort Bend County. It lies mostly in the extraterritorial jurisdiction of Missouri City, with the remainder in the ETJ of Arcola. The population was 20,204 at the 2020 census, up from 13,721 at the 2010 census, which is growth of nearly half in ten years. Sugar Land, Missouri City, Rosenberg, Stafford, Fulshear, Richmond, Mission Bend and Fresno are nearby, and Fort Bend County had 822,779 residents.
A master-planned neighborhood concentrates a lot of households in one place. That is good for any business that serves homes: landscaping and irrigation crews, pool service, electricians, plumbers, painters, cleaners, home-health and child-care providers, and the shops and restaurants that sit nearby. The tradeoff is that demand comes in waves. New sections open, move-ins cluster, and the same crews are asked to be in many places at once.
| Question | Why it matters |
|---|---|
| What exactly will I buy? | A defined purchase is easier to match to an amount |
| Which jobs or sales will pay for it? | The repayment source should be identifiable |
| How many weeks until that revenue arrives? | Timing is the real risk |
| What if the first customer is late? | A plan B keeps one slow account from becoming a crisis |
New sections of a master-planned community open in phases, and demand for services follows the phases. A landscaping, cleaning or home-repair firm may have a rush of work in one neighborhood and a lull while the next is built. Owners who plan only for the busy stretch end up short during the lull, because their trucks, insurance and crews are all still there. A useful rule is to size working capital to the lull rather than the peak: how many weeks of fixed costs could you cover if new work paused? That number, more than any growth forecast, tells you whether the business is carrying the right cushion.
A hypothetical Sienna lawn and irrigation firm wants to add a second crew before spring. It needs $32,000 for a truck, trailer, mowers and the first month of wages. The work is expected, but not yet booked and invoiced. Those round numbers are an example of how growth is paid for first, not terms we offer or a typical result.
